Notice of Written Public Input Opportunity - Proposed Zoning Amendment Bylaw 3260 - 4503 & 4513 200 Street

Bylaw No. 3260 – Zoning Bylaw Amendment No. 198 and Development Permit No. 08-22

Purpose:  To give notice of an opportunity to submit written input regarding a proposed amendment to City of Langley Zoning Bylaw to rezone the properties located at 4503 & 4513 200 Street (outlined in bold on the map below) from the RS1 Single Family Residential Zone to the RM1 Multiple Residential Low Density Zone to accommodate a 14-unit townhome development.

Legal Description: Lot 253, Section 34, Township 7, New Westminster District, Plan 45033; Parcel “C” (Explanatory Plan 10176), North Half Lot 3, Block 2, Section 34, Township 7, New Westminster District, Plan 1783.

In accordance with section 464(3) of the Local Government Act, the City must not hold a Public Hearing for this application. This is due to the recent change to Provincial housing legislation, adopted by the Province of BC on November 30, 2023, that prohibits local governments from holding public hearings for rezoning applications for residential developments that are consistent with the local government’s Official Community Plan (OCP).

This rezoning application, proposing a 14-unit townhome development, is consistent with the Ground Oriented Residential land use designation in the City of Langley OCP. It is also consistent with the City's Townhome & Plex-Home Best Practices Guide, which was adopted in July 2023 following a resident survey held in June 2023 about how to best integrate new townhomes and plex-homes into neighbourhoods south of the Nicomekl River.

Though a Public Hearing cannot be held for this application, you may still share your views with Council by way of written input submitted to councilmeetings@langleycity.ca or by mail to: Deputy Corporate Officer c/o Langley City Hall, 20399 Douglas Crescent, Langley, BC, V3A 4B3. 

Deadline for written public input:  12:00pm on Monday, January 15, 2024.

The proposed bylaw and supporting documents may be viewed from Monday, January 8, 2024 to Monday, January 15, 2024 online by clicking: Bylaw 3260; ADP Explanatory MemoADP Report, architectural and landscape plans or in person at the Development Services department at City Hall, 20399 Douglas Crescent, Langley, Monday to Friday, 8:30AM - 4:30PM, excluding statutory holidays.
