Notice of Public Hearing - Bylaws 3163 and 3164 – Official Community Plan Amendment & Zoning Bylaw Amendment and Development Permit No. 02-21

1)    Bylaw No. 3163 – Official Community Plan Amendment OCP 01-21

Purpose:  To amend City of Langley Official Community Plan Bylaw to incorporate provisions for high-density mixed-use development and amend the land use designation of the subject property, 20059 Fraser Highway (outlined in bold on the map below), from the current designation of “Service Commercial” to “Transit-Oriented Core” as proposed in and consistent with the draft new OCP expected to be adopted in 2021. 

The proposed development exceeds the density permitted in the current OCP and requires an OCP amendment to accommodate it. (project details below)

2)    Bylaw No. 3164 - Zoning Bylaw Amendment RZ 01-21 and Development Permit No. DP 02-21

Purpose:  To amend City of Langley Zoning Bylaw to rezone the property located at 20059 Fraser Highway (outlined in bold on the map below) from the C2 Service Commercial Zone to the CD73 Comprehensive Development Zone to accommodate a 6-storey, 98-apartment unit and 390 m2 commercial mixed-use development. The proposed development exceeds the density permitted in the current Zoning Bylaw and requires a Comprehensive Development (CD) Zone to accommodate it.

The proposed bylaws, staff reports and project plans may be viewed, from Tuesday, June 1, 2021 to Monday, June 14, 2021 online by clicking: Bylaw 3163; Bylaw 3164; Advisory Design Panel Explanatory Report; Advisory Design Panel Report; Architectural Plans; and Landscape Plans.

Comments may be submitted by mail to: Deputy Corporate Officer c/o Langley City Hall, 20399 Douglas Crescent, Langley, B.C. V3A 4B3 or by e-mail to councilmeetings@langleycity.ca and must be received by no later than 12:00pm on the day of the Public Hearing. All correspondence submitted will form part of the public record and may be published in a meeting agenda.
