Bylaw No. 3272 – Zoning Bylaw Amendment No. 201 and Development Permit No. 12-23

Purpose:  To amend the City of Langley Zoning Bylaw to rezone the properties located at 20256-20272 54A Avenue (outlined in bold on the map below) from the RS1 Single Family Residential Zone and RM1 Multiple Residential Low Density Zone to the CD94 Comprehensive Development Zone to accommodate a 6-storey, 114-unit apartment building.

In accordance with section 464(3) of the Local Government Act, the City must not hold a Public Hearing for this application. This is due to the recent change to Provincial housing legislation, adopted by the Province of BC on November 30, 2023, that prohibits local governments from holding public hearings for rezoning applications for residential developments that are consistent with the local government’s Official Community Plan (OCP).

This rezoning application, proposing a 6-storey apartment building, is consistent with the Mid Rise Residential land use designation in the City of Langley OCP.

The proposed bylaw and supporting documents may be viewed from Friday, April 19, 2024 to Monday, April 29, 2024 online by clicking: Bylaw 3272; ADP Explanatory Memo; ADP Report, architectural plans, and landscape plans or in person at the Development Services department at City Hall, 20399 Douglas Crescent, Langley, Monday to Friday, 8:30AM - 4:30PM, excluding statutory holidays.
