Notice of Public Hearing - Bylaw No. 3146, Official Community Plan Amendment, Bylaw 3147, Zoning Amendment Bylaw & Development Permit No 05-20 - January 25, 2021 - 7pm

1.    Bylaw No. 3146 - Official Community Plan Amendment

Purpose:  To amend the Official Community Plan bylaw in order to incorporate provisions for higher-density low-rise residential uses of up to six storeys in height and a maximum floor area ratio of 2.10 for the properties located at 20689 & 20699 Eastleigh Crescent, as proposed in the draft new OCP, ahead of its targeted adoption in early 2021. The provisions require the following amendments: 

• Section 16.0 Land Use Designations – the addition of a new Low Rise Residential designation and associated policies

• Schedule “A” – Land Use Designation Map – re-designate the subject properties from Low Density Residential to Low Rise Residential.

2.    Bylaw No. 3147 – Zoning Bylaw Amendment and Development Permit No. 05-20 

Purpose:  To amend City of Langley Zoning Bylaw, 1996, No. 2100 to rezone the properties located at 20689 and 20699 Eastleigh Crescent (outlined in bold on the map below) from the RM1 Multiple Residential Low Density Zone to the CD71 Comprehensive Development Zone to accommodate a 6-storey, 88-unit apartment development.

The proposed bylaws, staff reports and project plans may be viewed, from Tuesday, January 12, 2021 to Monday, January 25, 2021 online by clicking: Bylaw 3146, Bylaw 3147, Advisory Design Panel Report, Advisory Design Panel Explanatory Report, Project Plans.

Comments may be submitted by mail to: Deputy Corporate Officer c/o Langley City Hall, 20399 Douglas Crescent, Langley, B.C. V3A 4B3 or by e-mail to pkusack@langleycity.ca and must be received by no later than 12:00pm on the day of the Public Hearing. All correspondence submitted will form part of the public record and may be published in a meeting agenda.
